The lounge is connected with cable TV with DVD player-Home Cinema and a online computer for those without laptop or good phone and still need/want Internet but in all Villa is good WiFi. Our staff will every day make sure you really don't have to lift a finger, and a security guard works each night for peace of mind.

The Villa has a fully self contained kitchen with state-of-the-art cooking facilities including an imported oven with microwave and a five-burner hob -all Italian brand Modena- and 2 refrigerators, one for the food and 1 to keep the drinks cool! Guests are welcome to cook at any time together with our chef or on their own meaning you can still have yourself cook up a feast, make yourself a cocktail or a fresh juice or just relax and let our staff do all the work, just indicate them what you like and they will buy fresh on the markets and prepare for you.

Bali Buddha has great organic products & Cafe Moka has delicious bread & croissants, great for your morning breakfast (or more likely brunch). There is the newly opened Japanese Restaurant Kunti III or Lemon Grass Restaurant with amazing Thai fusion cuisine with fantastic food and even a nice pizza place all so easy when you like our staff to pick up your order there.

There is off-road parking with a security post / daily cleaning - laundry service - airport pick up service - breakfast/small local dish service or possible to create big party with catering service.

The Villa is privately hidden behind 15 large putri palm trees in a small but tropical garden with fish & lotus ponds & water features giving the ground floors some extra shade against the sun and some extra protection in case wind & rain during the rainy season and offers a large multifunctional pool for ideal refreshment with its jaccuzzi effect corner and its 40cm deep area for children or sitting/laying. The upstairs bedrooms catching the mostly cool ocean breeze coming over the rice-fields making almost unnecessary to use the air conditioning!!

The spacious large half open sitting/TV area has a covered alang-alang pergola extension and overlooks the pool & rice fields and has a 47” LED-TV with DVD movie theatre system and cable connection for the international channels. A rich CD and DVD collection and an the computer from where with disc and/or flash disk films can be downloaded to view in the rooms.

The dining area is large (has 6 individual tables – 18 chairs) possible to put together as are the circumstances) and also half open with as a covered pergola and next to the closed fully equipped western kitchen. There is also a large table on the bale and under the living area pergola. A second dining table for easy 6 person is on the bale and another 6 table is under the pergola at the sitting area!!
Use the loungers along pool and the bale for day/evening rest, appreciating the still 500m open rice fields + distant ocean / Bukit view+ when weather and clouds allow also have view on Mount Agung.

EACH air-conditioned ROOM is between 27 & 36m2 + has balcony or porch and has en-suite bathroom, 4 on the first floor, 2 on the ground floor. All have king size bed with a 27cm KingKoil Diamond mattress for ideal sleep (we still think changing 1 double bed room into 4 single beds) and with all western amenities including AIRCO & HOT WATER and are overlooking the rice fields & sunset orientated / a sitting corner with a 32"TV & DVD / a safe to lock up your valuables / an inside a breakfast table with coffee-tea maker & small fridge / outside all weather table + chairs on porch or balcony and yes Wi-Fi Internet access

1. We do prefer no Smoking in the Bedrooms as we have the alang-alang roofs
2. Like everywhere keep place clean and respect basic rules of being polite and respect privacy and rest of everyone and respect the furniture/equipments
3. Normal check in after 4pm/ normal check out before noon / earlier check in - later check out possible depending on availability and at 50% of daily rate
4. To safe ELECTRICITY please do not have airco's/lights on when not necessary or present (our staff will have the right to close when room empty)
5. Daily cleaning is provided by our staff, for your personal laundry you can contact them and they will take care to the local laundry at the laundry prices
6. a 50$ deposit per key is requested, payable at arrival and refunded at remittance key at departure
7. Only beverages & food bought inside the Villa can be used. There is always enough available
8. All guests will pay for any damages to the property occurred during their stay.
9. If holidaying with children please note the pool is not fenced. Bali does not require the pool to be fenced. PLEASE WATCH ANY MINORS. We Accept NO Liability!

Bali Property Investment Trend

Kerobokan, a lucrative investment destination in the west touristic side of Bali.

They use their investment as a ‘private hotel villa’ during their time away from Bali, maximizing their returns by creating an income from tourism as well as the certain appreciation of land and villa from today’s prices. Several luxury villa managements are taking care of the maintenance and marketing of these exclusive ‘homes’.
